HUD Good Neighbor Next Door
First responders have the opportunity to participate in HUD’s (U.S. Department of Housing and Urban Development) Good Neighbor Next Door Program. The purpose of this program is to help first responders buy homes in neighborhoods that are being revitalized.
Through the Good Neighbor Next Door Program, you can purchase a HUD-owned home for 50% of the appraised value if it is located within specific areas. These properties are available for a set amount of time.
Down Payment Assistance
Down payment assistance programs are usually administered at the local level. These programs aren’t universal across all cities and counties, with some being more generous than others, but in many states, there exists some form of down payment assistance available to first responders. One such example is in Texas. First responders in Texas are eligible to receive 3% to 5% of their total loan amount to be paid through a program called Homes for Texas Heroes.
